Your move, money and health coverage belong in one decision. Start with cash, choose a home you can keep, and make the tax advantages work around your life.

Insurance plan changed: Cigna says individual medical plans end after 2026. The old $431 recommendation is unavailable for 2027. This app uses editable, clearly labeled insurance planning allowances until a real 2027 quote and provider network are verified. Cigna notice ↗

Can this move carry itself?
No advance premium tax credit is assumed. Tax reserves are separate from savings. HSA and IRA money never count as your moving fund or general emergency cash. HSA funds can cover eligible medical bills; documented prior eligible expenses may be reimbursable after the HSA is established.
Re-ranked by rent + recurring fees + parking + power/gas + water + internet + renter’s insurance. No unverified concession counts. Current advertisements are leads, not reservations for 2027. Laundry and uncertainty appear on each card.

What to ask before applying
Get an exact-unit, move-date quote showing gross rent, lease length, every fee, utilities and parking. Verify installed washer/dryer, internet upload speed and wired desk setup. Visit during a workday and evening: listen for neighbors, mechanical noise, trains and animals; test the route to your actual gym and friends. Confirm heating type, utility billing/caps, pests, moisture, locks and renewal terms.
Cheap is useful only if the home solves the problem. A studio with your desk beside the bed may repeat it. An older 1BR with a door between work and sleep can be worth more than a new kitchen.
Other angles worth keeping open
One chosen housemate: a hypothetical $1,600 two-bedroom split with a compatible friend models around $995 per person after utilities, fees, internet, parking and insurance. No matching pet-free household or exact lease is verified. Joint liability and a vacant room can change the math sharply.
Approved whole-unit takeover: could reduce furniture or move-in fees, but requires landlord-approved assignment and exact remaining lease/concession obligations. No current takeover is verified. Buying, house-hacking or an RV would add capital and maintenance needs; revisit after the cash cushion is secure.
Room bridge break-even: $790 versus current $925 saves $135 per month. The $350 nonrefundable fee alone takes about 2.6 months to recover, before truck, overlap or a second move. Choose it for a verified better home as well as savings.
Older utility/appliance risk; additional trips to friends and gym

Vivo studios ~$1,149–1,229 incl laundry
300–406 sq ft and shared laundry; outside prior location preference
Central new-build 1BR
Henry ~$1,587; Pine25 ~$1,619 without concessions
Above the stated ceiling; exact winter deal and renewal payment matter
04 / The move itself
Buy breathing room, not urgency.
Informal month-to-month
You confirmed informal month-to-month, no deposit, no fixed agreed notice and no exit fee. Agree a friendly final date in writing. NC’s default month-to-month notice is seven days; confirm the rental-period end. Default overlap is one week ($216 planning), adjustable to the actual arrangement.
Fixed lease / early exit
Use the actual termination quote. The engine’s break-lease input is editable; a two-month-rent stress case is a scenario, not a legal entitlement or standard charge. Compare waiting, approved transfer and any permitted replacement tenant.
Winter concessions
Winter is a shopping opportunity, not a guaranteed discount. October/November offers do not establish a January deal. Budget gross rent at renewal and keep credited “free” rent in a separate rent buffer if bills still come due normally.
A canceled contract can remove income overnight. Test two zero-revenue months. Build 3–6 months of essential cash, and consider disability cover once the basics are funded. Health insurance replaces medical costs, not lost wages.
Medical maximum ≠ total loss
Premiums and out-of-network cash providers are outside the plan’s in-network maximum. Verify telehealth, behavioral-health billing codes, prescription formulary and new PCP. Include care travel from your new home.
Remote-work home quality
Quiet, reliable upload, daylight and a separate work zone matter every day. Confirm utility history and whether old electric heat could blow the budget. Renter’s insurance may limit business equipment coverage.
Cheap room, repeated problem
“No pets allowed” does not establish an animal-free household. Confirm existing animals, smoking, visitors, cleaning, quiet hours and the desk/office arrangement. Don’t pay before verifying the owner, unit and written agreement.
Tax savings are not free money
A deduction reduces taxable income; it does not reimburse the purchase. Don’t buy gear or lock up IRA cash to chase a subsidy before the emergency fund. Brokerage/HSA/IRA balances cannot replace tax escrow.
Renewal & distance creep
Model full rent without specials, plus a rent increase. A distant cheap unit can add fuel, car wear, parking and social friction. Test the actual trip at your normal time; don’t rely on a free-flow drive estimate.
